Design-build firms provide both home construction and design services. If you don't go for this kind of approach - or if your design-build firm with expertise in green building isn't available locally - your architect should be in a position to recommend a suitable builder or general contractor, and maybe be mindful of the whole process for you personally.
As popular, builder describes somebody that handles every aspect of creating, while general contractor describes somebody that manages the project but contracts out most of the work. Both of these terms in many cases are used interchangeably, though.
As when choosing a designer, attempt to evaluate how open prospective builders are to green building ideas. They have ever encountered it? Could they be acquainted with Environmental Building News, other green design magazines, or any articles on green building? Will they sound skeptical? Will they argue that you should not attempt to do anything whatsoever out of the ordinary, or could they be available to that which you have in mind? How can they respond whenever you inquire about energy efficiency and alternative energy?
Simply because builders do not have knowledge about green building isn't grounds to eliminate hiring them. Remember, this can be a a newcomer field. However, you should anticipate finding a pursuit in researching green building. Consider just how long they have been in business and then try to gauge their reputation. Request references of previous customers and call or visit a number of them. If at all possible, have prospective builders take you around to determine several houses they've built.
With builders that subcontract out a substantial portion of the construction work, inquire about the subcontractors they'll use. Will insulation contractors use care in sealing all gaps and ensuring that insulation is going to be placed behind wires and in hard-to-reach corners? Are drywall hangers prepared to minimize waste and collect scrap for recycling or grinding like a soil amendment?
Will the electrician undo all of the effort in sealing your building envelope leave large gaps and unsealed cracks? May be the floor finishing contractor or painting contractor available to using less-toxic waterborne finish or at best prepared to ventilate the area during finishing?
These seemingly minor considerations can make an impact in ensuring that your house is going to be as green as you possibly can. It will likely be the duty of the general contractor or builder you hire to supervise the job of those subcontractors, therefore the most significant priority is to locate somebody that buys into your green agenda.
