Stage your living room into selling shape

Some properties might not have a proper family room and instead possess a room that combines a family room with a kitchen. Builders refer to it as the truly amazing room. It's created for convenience - a location where kids can enjoy or study as Mom works in the kitchen while watching television.

The process in showcasing this space is that great rooms are usually bigger than family rooms and therefore have several areas that serve different functions. How can you show all of this function in this type of large space?

When selling the truly amazing room, the focus may well be a fireplace, windows, a built-in bookcase, or even the view. Put the furniture to focus on these functions. You should also accentuate outdoors concept and need to produce separate functions inside the space.

Warm-up the truly amazing room by grouping furniture in conversation areas 8 to 12 feet in diameter. Ground and separate these spaces using rugs, and comfy them up using accessories like throw rugs, pillows, and artwork.Set happens with small vignettes of accessories:

Although we're generally not fans of putting rugs along with carpeting, adding a place rug in a carpeted living room helps define a conversation area from the reading or play area. But when you're adding more than one rug in an area choose rugs that offer a similar experience in color and style which means you don't end up getting a wild quilt of carpets.

Staging nightmare: The floors in the living room we imagine were wonderful, but wood on wood has a tendency to make an area feel bottom-heavy. The arrangement neglected the fabulous window left of the dining room table and didn't properly address traffic flow.

Staging solution: Joanne O'Donnell, CSP, of Chic Home Interiors, rearranged the furnishings, replaced several pieces, and added accessories to exhibit on buyers the hearth, great hardwood flooring, and also the view in the expansive windows.
