Panda Condominium is a residential development project proposal. It’s situated on “World’s Biggest Bookstore” site. At the moment, this site is defunct, it was demolished in November 2014. World Largest Bookstore was a famous retail store which operated from 1980 until its demolition in November 30th, 2014.
The initial plan was to redevelop this piece of land into several restaurants, 40-foot ceilings each. This was the design by the Turner Fleisher Architects. However, new plans now are in place for the redevelopment of former World’s Largest Bookstore into a multiple-use 35-storey (122.3-metre high) building orchestrated by architectsAlliance designers. This proposal also will include a 3-storey (18.5-metre high) commercial base, with a 1-storey mezzanine.
Panda Condos will contain 629 total residential suites. 50% of these suites (317 suites) to be one-bedroom, 35% of the suites (219) to be two-bedroomed units and the rest of the suites-15% suites (93) to be three-bedroomed units.
The structure has a total floor area of 45,464 square meters. This residential component will be situated on top of the 3-storey (18.5-meters high) commercial podium base which will contain 8,832 square meters for both commercial/retail space. The retail use space will be situated on the below grade, the concourse level, the ground level and also the second floor. The office-use space, on the contrary, will be placed on the 3rd floor.
The Toronto’s Panda Condominiums will comprise five levels proposed beneath the grade. Out of these, four levels will be for the 242 vehicle parking spaces, the remaining one level will be used for the retail concourse. The building sets aside 610 space for bicycle parking as proposed. The access to this parking will be from the Edward Street as well as the rear lane situated on the northern part of the building. Additionally, the five-loading spaces will also be accessed from the back lane from the grade level, located in the north part of the building.
Additionally, the residential lobby, as proposed, is on the southeast side of the site. It will gain access from Edward Street. The largest past of the frontage, situated along Edward Street has been proposed to be for the retail purpose. There are 1,048 meters square proposed for an indoor amenity space. 696 square meter space is proposed for an outdoor amenity space.
This outdoor amenity space will enclose around the northern and western side of the structure. The fourth floor has been scheduled to be for an amenity space. The location of 20 Edward Street lies next to the Heart of downtown Toronto; it’s just next to Ryerson University, Eaton Centre, Yonge-Dundas Square, University of Toronto, Dundas Station, Financial District, Chinatown, St. Lawrence Market, just to mention a few!
